LAWMAKERS introduced multiple legislatures after residents were faced with serious issues regarding parking tickets from their HOA.
Numerous cases in which residents have been hit with outrageous parking fines from their homeowner's associations were brought to the attention of the Georgia state senator.
Senator Donzella James responded to the HOA complaints with an attempt of trying to fix the statewide issue faced by residents with new laws, local news network WANF reported.
One of the situations involved a homeowner who continuously received parking tickets from his HOA when he didn't even have a car.
Homeowner Roberto Cardenas had been getting cited for vehicles that would park around his home that belonged to neighbors or visitors.
His HOA had been sending him fines for different cars for years.
The resident was so afraid that the HOA would put a lien on his home that he just paid the fees anyway, according to WANF.
"It came to the point where I just wanted to sell the house," Cardenas stressed.
"And finish this nightmare."
Senator James presented three different regulations related to HOA reform in Georgia to benefit people in unexpected battles with their association.
The bills are meant to contribute toward the HOA disputes taken care of before making it in front of a judge.
This will help homeowners who feel targeted by their HOA not have to worry about legal fees piling up on top of the citations they're concerned about.

With the changes she wants for Georgia, HOA disputes would be handled by an ombudsman which is a public advocate or government-appointed official who investigates to resolve the complaints.
Over five states in the US already have ombudsman offices or reform programs regarding HOAs.
"And they definitely do not need to impose fines," James added.

"What about the fines that were before today," a woman asked.
"Are they going to be dropped as well?"
The HOA member emphasized to the homeowner that "everything" would be voided.
That being said, Cardenas still owed $1,700 in parking fines to his HOA as of February 2024 despite not owning a car.
The homeowner's HOA offered to credit him $600 toward his fines but for Cardenas, that doesn't help him much with the major bills he's already paid them.
